Director/Sr. Director - Project Development

This hybrid role within our Design & Construction team bridges business development, early-stage project design management and preconstruction planning, and reports into the Managing Director, Construction Services.

The Director/Sr. Director - Project Development will focus on transforming opportunities identified by our Business Development (BD) team into conceptual project plans and budgets and advancing them to a stage where the construction delivery team can confidently take over and execute defined turnkey projects. The ideal candidate will be a strategic thinker with strong design, planning skills and construction industry experience, capable of aligning client goals with actionable project frameworks. 

Accountabilities:
  • Opportunity Conversion - Translate Design & Construction prospective opportunities into viable roadmap concepts with defined scope aligned with feasible budgets and timelines; ensure early-stage project alignment with client goals.
  • Design Integration – Lead coordination of strategy and concept design efforts across internal and external teams; ensure design deliverables align with scope, budget modeling and timeline parameters.
  • Preconstruction Planning - Develop and validate conceptual budgets and schedules; ensure constructability and regulatory compliance in early design phases.
  • Project Handoff Readiness - Prepare clean handoffs for the construction team, ensuring all foundational elements are defined and in place.
  • Stakeholder Engagement - Represent Adrenaline in client-facing engagements during early project phases; maintain strong communication with BD, design, and construction teams.

Responsibilities:
Business Development Support
  • Collaborate with the Business Development team to evaluate client opportunities - participate in client meetings and presentations to support BD during early engagement phases.
  • Translate the client opportunities into actionable turnkey project plans and budgets (roadmaps) with input from Design & Delivery Adrenaline stakeholders.
  • Support proposal development with defined project scope, preliminary schedules, and initial budget modeling.
  • Forecast and validate resource requirements in alignment with preliminary schedules, with input from Design & Delivery resource managers and operations directors.
Strategy & Concept Design Management
  • Direct and coordinate ADR’s strategy & design teams, and consultants if required, during strategy and concept/schematic phases.
  • Facilitate design reviews to ensure alignment with client expectations, cost targets, and constructability.
  • Maintain project documentation and decision logs through concept design.
  • Prepare for seamless transition of project packages to the construction delivery team.

Preconstruction Leadership
  • Lead early-stage feasibility and programming efforts, coordinating input from design and construction operations teams.
  • Develop and validate preliminary budgets and schedule assumptions.
  • Manage design-to-budget alignment throughout concept development.
  • Identify risk areas and propose mitigation strategies early in project definition.

Cross-Functional Coordination
  • Serve as a liaison between BD, design, and construction teams to ensure seamless project handoff and continuity from concept through delivery.
  • Lead internal “go/no-go” readiness reviews for transition to construction.
  • Develop and document lessons learned to refine pursuit and preconstruction processes.
Qualifications:
  • 8 – 12 years of experience in design management, construction management, and/or development planning.
  • Strong understanding of design and construction processes, cost planning, and project delivery models, with experience in early-phase project planning, budgeting, and feasibility analysis.
  • Strong partnership and communication skills, able to engage clients and collaborate effectively with internal and consultant teams.
  • Detail-oriented, strategic thinker with a proactive approach to problem-solving and process improvement.
  • Ability to travel as needed for client and site meetings.
  • BA/BS degree in Architecture, Engineering, Construction Management, or related field, or equivalent work experience preferred
  • PMP Certification or equivalent preferred
